Delivering luxury living with Comer Homes Group

 

Situated in South East Buckinghamshire, the village of Chalfont St Giles has been the backdrop of many popular TV shows over the decades, and now plays host to one of our latest projects.

Chalfont St Giles, which has won the accolade of Britain’s Best Kept Village no less than six times, boasts plenty to see and do for residents, and is ideally located for access into London.

Award-winning luxury developer Comer Homes Group settled on the village as the location for Newland Park, a development consisting of four and five bedroom homes as well as two and three bedroom apartments. Our i-Roof room-in-roof solution was selected as part of the apartment build.

Set on 200 acres of parkland, residents of Newland Park’s apartments will benefit from private balconies or terraces with woodland views, as well as underground parking and an on-site concierge.

Designing from scratch

Our designer, Kacper Stangierski led the project, and due to the size and complexity of the build, worked closely with Comer Homes’ technical team to ensure i-Roof could seamlessly integrate into their designs.

The apartments were brand new designs for Comer Homes Group, so Kacper had to work closely alongside their technical team to design from scratch. Comer Homes Group provided Kacper with the new house type drawings and site layouts to ensure that i-Roof could work with their proposals.

Throughout the approvals process, Kacper and Comer Homes Group’s technical team remained in constant contact, ensuring that the process was running smoothly and that any changes in the design were implemented quickly.

Overcoming challenges

At Roofspace Solutions, we pride ourselves on how we work with our customers to overcome challenges, implementing innovative measures to ensure the project can progress as planned, with minimal delay.

Newland Park was no different. For the first time, we were tasked to supply i-Roof to a pre-cast concrete build, rather than the traditional brick and block or timber frame structure we are used to.

To address this challenge, we collaborated closely with Comer’s Technical Department to gain a deeper understanding of their specific requirements. We conducted a series of comprehensive online meetings and also made on-site visits during the initial phases of the project to guarantee that our roofing solution not only met all specifications but also delivered the highest quality standards for the client.

The apartments at Newland Park were some of the largest we have worked on, and we installed over 3350 square metres of roof cassettes. While an impressive feat, this also brought with it its own challenges.

Kacper advised Comer Homes Group that the span of the roof would be too large to be supported using just two purlins. To combat this, Comer Homes Group’s technical department provided steel moment frames to support the roof and enable it to span over 18 metres.

Once these had been supplied, Kacper amended the i-Roof design to ensure it could work with the steel moment frame.

Overall, we supplied over 3350 square metres of roof cassettes and over 900 square metres of spandrels, with some of the biggest plots spanning over 18 meters.

Why i-Roof?

By selecting i-Roof, Comer Homes could ensure that their apartments were completed quickly and efficiently. i-Roof provides additional valuable living space in the roof, while significantly speeding up build times through the use of off-site manufacturing.

i-Roof arrives to site in pre-panelised form, and each panel is lifted into place by crane. While this speeds up the build time, it also reduces the time spent working at height, making it a safer for both our team and yours.
